Private Money Lenders (PML)
Mostly used for property renovation. Terms that we like:
Second lien position
Up to 100% LTV
Interest Rate: 10–15%
Interest paid when project completed
Hard Money Lenders (HML)
Mostly utilized for real estate acquisition. Terms that we like:
First lien position
Up to 90% LTV
Interest Rate: 10–12%
Origination fee: 2 point
Interest Charged As Drawn
Private Money Partners (PMP)
We require PLP for the acquisition of real estate and renovation.
The terms will be determined by the specific agreement. We will engage in discussions with PMP regarding the deal's cost, duration, and potential returns.
We are seeking a PMP who can commit a minimum investment of $100,000 towards our collaborative ventures.
